What they wanted to achieve

After buying their first home with CHL’s help, these clients returned to work through their next move.

They wanted to understand what would be left from selling their current home and how that could support the next purchase. They were also considering homes in different regions, so the continuing income position needed attention.

The sale and property search did not happen as one neat step. Duane kept the application and borrowing plan aligned as the sale became unconditional, settlement completed and the search continued.

How Duane helped

01

Start with the usable sale proceeds

Duane modelled the expected funds remaining after the current mortgage and selling costs. This helped establish a proposed deposit and a next-home budget before the clients committed to a purchase.

02

Keep the pre-approval up to date

Once the sale became unconditional, he updated the application with the confirmed sale price. The bank increased the pre-approval, and Duane later arranged a renewal while the clients continued searching.

03

Check the lending fit of individual properties

He explained potential lending questions on a property the clients considered, and the clients decided not to proceed with it. For their eventual choice, he supplied property-value information with its limitations explained.

04

Agree the lender and loan structure

After comparing relevant bank options, the clients chose to continue with their existing lender. Duane obtained property-specific approval, discussed the loan structure and issued the final instructions for their selected fixed-rate loan and weekly repayments.

Next-home purchase settled

The previous home’s sale and the next-home purchase have both settled. The purchase was completed with the agreed finance package and loan structure.

A useful lesson for your own plans

A useful next-home budget starts with what is left after the sale.

This case shows how ongoing advice can connect sale proceeds, a current pre-approval, individual property decisions and a final lending plan.
