Banks need to verify that your income is stable, ongoing and suitable for the lending being requested. The documents needed depend on how you are paid and whether your income is simple or variable.
PAYE Employees

- Bank statements showing salary credits
- Employment agreement or employer letter if required

Variable Income
Overtime, commission, bonuses and allowances may need extra evidence because lenders usually want to confirm that the income is regular and likely to continue.
- Payslips showing variable income

Self-Employed Borrowers
Self-employed applicants usually need more detailed income evidence, such as financial statements, tax summaries, business bank statements or accountant-prepared information.

Bank Statements Needed For A Mortgage Application
Bank statements are one of the most important parts of a mortgage application. They help lenders verify income, account conduct, savings history, existing debt repayments and whether the information in the application matches what is happening across your accounts.
Transaction And Savings Accounts
Most lenders will want recent statements showing how money moves through your accounts, including income, savings, transfers and everyday spending.
- Main transaction accounts
- Salary accounts
- Savings accounts
- Joint accounts
- Any account used for regular income, expenses or transfers
Debt And Lending Statements
Lenders also review existing credit commitments to verify repayments and understand your overall financial position.
- Credit card statements
- Personal loan statements
- Car finance statements
- Existing mortgage statements
- Any lending being repaid, refinanced or consolidated
For most applications, three months of PDF statements is sufficient. If you already own property, some lenders may ask for up to six months of existing mortgage statements.
PDF statements are preferred. Screenshots, CSV files and spreadsheet exports often cause delays.

The most common issues are screenshots instead of PDF statements, missing pages, incomplete statement periods and transaction exports that do not show the full account history required by the lender.
Documents Used To Verify Your Deposit
Lenders need to verify where your deposit is coming from. The documents required will depend on whether the funds come from savings, KiwiSaver, gifted funds or the sale of another property.
Savings
Bank statements showing the available funds and savings history.
KiwiSaver
Evidence of your available KiwiSaver balance and withdrawal amount.
Gifted Deposit
A gifting declaration and evidence of the gifted funds if required.
Sale Proceeds
Sale documentation showing funds available from an existing property sale.
Documents For Existing Lending And Credit Commitments
Lenders need to understand your current financial commitments before approving a mortgage. This usually means confirming the limits, balances and repayment amounts for any existing debt.
Why Existing Debt Matters
Existing debt can reduce borrowing power because lenders include repayments and credit limits when assessing affordability.

Some mortgage applications require additional information beyond standard income, deposit and bank statement requirements.
Self-Employed Borrowers
Financial statements, tax returns, accountant-prepared information and business bank statements may be required depending on the lender.

Company Applications
Company financial information, shareholder details and company documentation may be needed.
Building And Construction Loans
Fixed-price building contracts, plans, specifications, council documentation and progress payment information are commonly requested.
Common Reasons Lenders Ask For More Documents
Most delays happen because information is incomplete rather than because there is a problem with the application itself.
Missing pages from bank statements.
Screenshots instead of PDF statements.
Statements that do not cover the full period requested.
Income documents that do not match bank statement credits.
Missing gifted deposit or KiwiSaver evidence.
Trust, company or self-employed documents not supplied upfront.
Mortgage Application Document Questions
These are common questions buyers ask when preparing documents for a home loan application in New Zealand.
What documents do I need for a mortgage application in NZ?
Most lenders commonly ask for photo ID, income evidence, bank statements, deposit evidence, existing debt details and property documents if a property has already been found.
How many payslips do banks need for a mortgage?
Many lenders commonly ask for recent payslips. The exact number can vary depending on the lender, how your income is paid, and whether your income is simple or variable.
How many months of bank statements do lenders need?
For most applications, we ask for three months of PDF statements for transaction, salary, savings, joint accounts and lending accounts. Some lenders may ask for up to six months of existing mortgage statements.
Can I use screenshots instead of bank statements?
Screenshots are usually not suitable. Lenders generally need complete PDF statements because they show account names, account numbers, dates, balances and full transaction history.
What proof do I need for KiwiSaver?
If KiwiSaver is being used as part of your deposit, lenders may ask for evidence of your available balance or withdrawal amount from your KiwiSaver provider.
What documents are needed for a gifted deposit?
A gifted deposit usually requires a gifting declaration confirming the funds are not repayable. Some lenders may also ask for evidence showing the gifted funds are available.
What documents do self-employed borrowers need?
Self-employed borrowers commonly need financial statements, tax returns, IRD income information, business bank statements or accountant-prepared information. Requirements vary by lender and trading history.
Can missing documents delay mortgage approval?
Yes. Missing documents, incomplete statements, outdated income evidence or unclear deposit information can delay assessment because the lender may need to request more information before making a decision.
